Cost to Reside a House Calculator

Re-siding a whole house end to end: tear off the old, install the new, add the common extras, and buffer for surprises. This installs new siding — it is not a repaint of the old.

Planning estimate: this is a planning estimate from the numbers you enter — not a bid or a contract. Siding quantity and price depend on your wall and gable geometry, the material and exposure, waste and trim, tear-off and disposal, house wrap and insulation, complexity and local labor. Re-siding 1,336 sq ft — a tear-off plus a fresh install — is about $12,491.60. House wrap, damaged sheathing and trim are common add-ons; enter each from your quote. This installs NEW siding, not a repaint of the old one (that’s paintingcalcs).

“Cost to reside” is the whole-project version of the install estimate: it assumes the old siding comes off first. So the estimate is tear-off plus a fresh install, with the extras a real re-side almost always turns up — house wrap that needs replacing, a few sheets of damaged sheathing, new trim and flashing. Enter each as its own number and the estimate stays legible.

One boundary worth stating plainly: this tool installs new siding. If your existing siding is sound and you only want to freshen its color, that is a repaint, not a re-side — a different job with different economics that lives on paintingcalcs, not here.

Formula

total = (net_area_sqft × $/sqft + tearoff + labor + add_ons − discount) × (1 + contingency)

Tear-off is entered as a total here (compute it per square foot in the removal tool and carry the number over); everything else is the standard install model. The contingency covers the whole subtotal because a re-side’s surprises live in the tear-off and sheathing as much as in the siding.

Worked example

1,336 sq ft of new siding at $7.00/sq ft, a $2,004 tear-off, no separate labor or add-ons, 10% contingency:

subtotal = 1,336 × $7.00 + $2,004     = $11,356.00
total    = $11,356.00 × 1.10             = $12,491.60

About $12,492 to reside the house — the same figure as the replacement tool, because a re-side is a replacement priced whole.

Re-siding: what to budget beyond the siding

  • Tear-off first. A re-side starts by stripping the old material; that labor and disposal is not optional and not part of the install rate.
  • House wrap and sheathing. With the walls open, replacing the weather barrier and any rotten sheathing is cheap insurance — put it in add-ons.
  • Trim, flashing and accessories add up. Corners, J-channel, starter strip, soffit and fascia are real linear-foot costs; estimate them with the trim tools and carry the total here.
  • Re-side ≠ repaint. If the goal is a color change on sound siding, price a repaint instead — that is a different trade.

Frequently asked questions

How much does it cost to reside a house?
For 1,336 sq ft of net siding at $7/sq ft with a $2,004 tear-off and a 10% contingency, about $12,492. Your number depends on your area, material and the extras a re-side turns up — enter your own prices for a planning estimate.
Is re-siding the same as replacing siding?
Yes — re-siding a house is a whole-house siding replacement: tear off the old, install the new. The replacement-cost tool and this one give the same total for the same inputs; this one is framed for the whole project.
Is re-siding the same as painting my siding?
No. Re-siding installs new material; painting refreshes the color of sound existing siding. They are different jobs with different costs — if you only want a color change on good siding, price a repaint instead.
What add-ons should I budget for?
Commonly house wrap, some sheathing repair, flashing, and trim/soffit/fascia and accessories. Estimate the trim with the dedicated tools and enter the totals here so nothing is missed.
Do I need permits to reside a house?
Often yes, and requirements vary by jurisdiction. Check with your local building department (AHJ); this tool plans the budget, it does not certify code compliance.
